HGA created a form-based code alternative (FBC) for the Township of Edison within the Amboy Avenue Redevelopment Plan.  The goal of a form-based code is to achieve an integrated built environment that designates the desired character of the development, and therefore accomplishes community goals. The FBC is structured in three parts: a regulating plan, building types, and a street corridor plan.  

The Amboy Avenue FBC includes four building types (as depicted below): 

  • Building Type 1: Mixed Use - Retail/Office, permitted throughout the overlay district
  • Building Type 2: Mixed Use - Retail/Residential, permitted throughout the overlay district
  • Building Type 3: Residential, only permitted to front along side streets (not permitted to front on Amboy Avenue)
  • Building Type 4: Office, only permitted to front along side streets (not permitted to front on Amboy Avenue)
