HGA prepared the South Main Street Rehabilitation Plan for the South Main Street corridor in Millstone Township. The Main Street corridor is the central spine running through the town and has historically provided a home to retail, services, offices, and eating and drinking establishments that cater to Milltown’s residents. The north end of Main Street is more consistently developed as a commercial core, while the south end includes more vacant buildings and properties. The Rehabilitation Plan is a collaborative effort to support reinvestment in South Main Street by promoting the infill of vacant and underutilized parcels.

The final Rehabilitation Plan for the area includes four land use districts, several of which are designed to support the historic heritage of Milltown, including the preservation of a historic firehouse. The land use districts and their uses are designed to encourage new development as well as support the rehabilitation of existing structures along the corridor. The Plan includes several illustrative concepts of ways in which identified opportunities sites could be redeveloped in support of the Plan’s goals and objectives.

The plan development included a public outreach process that began with a public meeting at the Senior Citizens Center where over sixty residents were in attendance. There were four “stations” where residents vote in favor of or against specific building types and massing, prompts to identify desirable uses, preferences for streetscape elements, and identifications of key opportunity sites.
